Heera Swiss Town consists of 195 apartments in 3 Blocks. It has 2,3 and 4 bhk apartments and penthouses.The actual area of the apartments ranges from 1155 Sq.Ft to 3460 Sq.Ft.


 ANALYSIS

Heera Swiss Town will enjoy the proximity to Sasthamangalam Junction which is a prime area for development. However Heera Swiss Town is not likely to command the same premium like an SFS Icon or an SFS Grande which is much more prominent in the main Vellayambalam Sasthamangalam road. As per our previous analysis of projects, Heera Swiss Town project is likely to get an appreciation of between 14 to 16% CAGR in the next five to six years from the prevailing rates. Similar apartments in Sasthamangalam junction are likely to command a 18 to 20% CAGR in the next 5 years.

Heera Swiss Town is not rated by any rating body like CRISIL, although Heera does have the Heera Infocity project at Kazhakuttam in Trivandrum which is rated 7-star by CRISIL. Artech Centrix - Luxury apartments at Vazhuthacaud, Trivandrum


Artech Centrix is Artech Realtors new apartment project in Vazhuthacaud, Trivandrum. http://artechrealtors.com/. Artech has about 48 projects in Trivandrum and has the reputation of excellent quality of construction. They have also surprised many by getting hold of premium locations in and around Vazhuthacaud in Trivandrum where land is quite scarce.



ANALYSIS
 
Artech Centrix, promises to be yet another success for Artech, with all but a few flats remaining to be sold out within weeks of the launch. The project which was launched at Rs.5750 per sq.ft. is now going at about Rs.6000 per sq.ft. Artech Centrix bhoomji puja was completed on 15th of July. Given the current trends in the real estate market in and around Vazhuthacaud, the rates are bound to touch about Rs.7500 per sq.ft by the time the project is ready to occupy in August 2014.

Artech also has another luxury project, Artech City Meenakshi @ Vazhuthacaud, which is due to be completed in another 18 months. 

Artech Centrix commands a premium due to its location which is hardly 500 metres from Vazhuthacaud junction. Also its location on the main road means that road facing flats would also get excellent views of the city. Nearby presence of SK Hospital, and access to Sasthamangalam, Edapazhinji and Jagathy within 2 Kms of Centrix means that the project will stand to appreciate a lot in the future.Access to Schools, banking (Federal bank is just next to it) and colleges within 2 Kms also adds the icing on the cake.

Another uniqueness seems to be the fact that the Cotton hill – Edapazhinji section does not seem to have any road facing apartments right now.
